Acworth Is Where We Started

The city sits in northwest Cobb County and spills over the county lines. The 30101 side runs west toward Paulding. The 30102 side runs north into Bartow and Cherokee. Downtown on Main Street, Cauble Park on the water, Logan Farm Park, Cowan Road, Baker Road and Bells Ferry are all inside a short drive.
Lake Lots Are Their Own Job
Property on Lake Acworth or Lake Allatoona is a water problem before it is a landscape problem. The ground falls away from the house toward the bank, the roof and the driveway push runoff straight down that slope, and every spring takes a little more soil with it.
What that actually looks like on the estimate: terraced block walls to break the grade, stone or timber steps down to the dock path, washed stone and a drain line behind every wall, and downspouts piped out to daylight well short of the bank. Lake Allatoona is a Corps of Engineers lake and the shoreline is managed, so anything close to the water gets planned back from that line before we price it.
Subdivision Yards and Downtown Cottages
The subdivisions that went in through the 1990s and 2000s, Bentwater, Brookstone, Centennial Lakes and the rest, all got the same builder package: Bermuda sod, a thin bed of mulch and three shrubs. Twenty-some years later the trees have closed over the back yard and that Bermuda is thin, patchy and full of moss.
The fix is not more Bermuda. Fescue overseeded in September holds in that shade, Bermuda stays out front where the sun still hits, and the parts that are too dark for either become a pine straw bed. Closer to Main Street the houses are older, the water oaks are bigger, and the gutters usually dump right against a footing that was poured before anybody finished a basement.
The Clay Under Acworth
Red clay does two things and neither is convenient. In March it holds water like a bowl. In August it sets up like brick and pulls away from the foundation. Anything built on it has to account for both.
So beds get amended instead of just topped off, retaining walls get a compacted base and drainage stone behind them with a pipe that actually exits somewhere, and a French drain gets a real outlet instead of a gravel pit that fills up and quits in year two. That is the difference between a wall that is straight in ten years and one you pay for twice.
