One Exit Down From Home Base
Kennesaw is the next city south of Acworth and our crews are through it every day. Cobb County, 30144 and 30152. Kennesaw Mountain National Battlefield Park anchors the west side, Kennesaw State University the east, and the Barrett Parkway and Town Center retail corridor runs between them.
Old Highway 41 and Main Street through Big Shanty are the old town. Chastain Road, Stilesboro, Bells Ferry and Wade Green are where most of the houses are. Different streets, different problems, same drive for us.
Slopes at the Foot of the Mountain
A lot of the west side sits on the grade coming off Kennesaw Mountain, and water on a slope with clay underneath it moves fast and takes the mulch with it. The tell is a washed-out bed every spring and a rut at the bottom of the driveway.
Mulch is not the fix. Slowing the water down is. That usually means a terraced block wall or a graded swale to break the run, a drain line with an outlet that daylights instead of dead-ending, and pine straw on the bank because it knits together and stays put. On a steep bank we would rather build one wall correctly than reset the same bed every April.
HOA Grounds and Rental Turnovers
Kennesaw has a lot of HOA neighborhoods, Legacy Park among the larger ones, and every one of them has entrances, common areas and amenity lots that have to look the same on the fifteenth as they did on the first. We run those on a contract: set schedule, same crew every visit, walks and lot blown clean before anybody pulls out.
The blocks around Kennesaw State are a different animal. Those are single-family rentals turning over on a lease calendar. A turnover for us is one visit: cut back the overgrowth, haul the pile off, re-cut and re-mulch the beds and patch the bare sod, so the property is ready before the next tenant walks it.
Bermuda Out Front, Fescue in the Shade
The 1980s and 1990s subdivisions here have grown a canopy, and that canopy changes what will live in the yard. Bermuda is a full sun grass. Once the oaks close over the back it thins, then the moss takes what is left, and no amount of fertilizer argues with that.
Fescue overseeded in September is the answer for the shaded half. Bermuda stays out front where the light is. That same canopy also sets the two cleanup seasons in Kennesaw: spring pollen off the pines, and a heavy leaf drop in November that needs hauling off rather than raking to the curb.
