Access Decides the Job

An in-town lot is forty feet wide with a driveway you cannot turn a trailer in and a back yard you reach through a gate. On a Grant Park patio, half of what makes the price is how the base stone, the pavers and the spoil get from the street to the back.

So that is what we settle first. Mini skid steer if the gate takes one, a track buggy if it does not, wheelbarrows and a lot of hours if it comes to that. Street parking and any right-of-way work gets sorted with the city before the trailer shows up. Nobody enjoys a change order on day three because the gate measured thirty-four inches.

Old Bungalows, New Water

Grant Park, Kirkwood, Cabbagetown and East Atlanta are full of 1910s to 1930s houses on narrow lots that sit uphill or downhill from the neighbor by six feet. There were no gutters when those houses went up and there is no room now for water to spread out and calm down.

The work is piping the downspouts instead of splashing them, cutting a French drain down the side yard with an outlet that actually daylights, and turning the low back corner into a dry creek bed instead of a permanent puddle. Decks and screened porches on those houses are usually the third one built on the same footprint, so we pull a board and check the ledger and the footings before quoting a rebuild.

Shade, Roots and the Tree Ordinance

Atlanta has a tree canopy most cities would trade for, and a tree protection ordinance to go with it. Healthy trees are not a Saturday decision, and we do not write estimates that quietly assume one is coming out.

Under that canopy grass is a losing fight in a lot of in-town yards. The honest plan is usually less lawn: shade plantings, pine straw or mulch beds, groundcover, or a flagstone sitting area where the turf has died every August since you bought the place. It looks intentional, it stops the annual sod bill, and it works with the trees instead of against them.
